What are Opportunity Zones?

The 2017 Tax Cuts and Jobs Act established the Qualified Opportunity Zone program to provide a tax incentive for private, long-term investment in economically distressed communities.  There are approximately 8,700 opportunity zones across the US of which 320 are in Ohio.

An Opportunity Fund is a recently created investment vehicle created as a method to invest in Opportunity Zones and reap favorable tax advantages.

Why invest in the Opportunity Zone Fund?

Opportunity Zone Funds allow investors to defer federal taxes on any recent capital gains until December 31, 2026, reduce that tax payment by up to 15% if the investment is held in the Opportunity Zone fund for 5 years, and pay zero taxes on appreciation if the investment is held for 10 years or more.  Investment in Ohio Opportunity Zone Funds that invest in Ohio Opportunity Zones may also receive credit on Ohio State income taxes.

How does it work?

To defer a gain, a taxpayer has 180 days from the date of the sale or exchange of appreciated property to invest the realized gain (typically a capital gain) into a Qualified Opportunity Zone Fund.

Defer

payment of tax on capital gains for up to seven (7) years on opportunity zone investments.

Save

up to 15% on tax on capital gains when the investment is held in our Opportunity Zone Fund for 7 years.

No Taxes

on capital gains on appreciation when the investment is held in our Opportunity Zone Fund for 10 years or longer.

Ohio State

income taxes may be reduced for Ohio Opportunity Zone Investments in an Ohio Opportunity Zone.
